PROFESSIONAL SERVICES
The following is a menu of services which Smies & Associates,
Architects LLC could provide for the design of your project.
PHASE I - DESIGN, MASTER PLANNING, & WORKSHOPS
PRE-DESIGN
In this phase the architect shall assist in establishing the building
program, cost of construction, schedule, and limitations for the
project.
Space Programming required to establish detailed area requirements
for the function of the building. From that program develop several
conceptual designs for review.
Facility Analysis of the existing building to determine what
can be remodeled or added to accommodate the program. This would
include surveying the existing structural, plumbing, HVAC, and
electrical conditions.
Site analysis and Development of site related issues and requirements.
Develop plans for the circulation, utility systems and parking.
Cost analysis. Prepare a statement of probable construction cost.
Cost projections are based upon schedule, method of construction,
and historical data developed by our firm. We have also developed
relationships with several General Contractors who have provided
guidance with estimating. The most effective benefits of cost
estimating are gained at the beginning of the project, in establishing
scope and level of quality.
Code Compliance: Meet with state and local officials to discuss
scope of project. Since the State of Wisconsin has adopted the
International Building Code as of July, 2002 there may be changes
from the past Wisconsin code. It is very important that an architect
with code compliance experience help them through this item.
Schematic Design shall include drawings to illustrate the general
scope of the project. Typical project information would be shown
using site plan, floor plans, elevations, perspective, and/or
a three-dimensional scaled model.
Presentation of all pre-design documents to the owner for approval.
Attend one client (or more if needed), informational meetings
to review the project scope with the building and/or client.
